Jumbo Reverse Mortgage for Higher-Value California Homes
Some people search for a "jumbo HECM." A HECM is an FHA-insured loan, and FHA caps the home value it counts. In 2026 that cap is $1,249,125 (HUD Mortgagee Letter 2025-22, checked October 2026). If your home is worth more, a jumbo reverse mortgage may fit. A jumbo reverse mortgage is a private (proprietary) loan. It is not a HECM and not insured by FHA.
How we work. Oakstone Capital Mortgage is a mortgage broker. We are not an FHA-approved lender, and we do not make or fund reverse mortgage loans. A lender that we work with makes and funds your loan and decides if you qualify. We compare wholesale lenders for you and show you every fee up front.
How it is different from a HECM
- No FHA loan limit. Private lenders set their own limits and rules.
- No FHA rules. Age, home types, payout choices, fees and protections vary by lender and by loan.
- No FHA mortgage insurance. These loans usually do not charge FHA insurance, but they have their own fees and rates. Costs are not standardized, so compare closely.
- Not a government program. Do not expect the same rules as a HECM. Ask for the lender's written terms.
What is the same
- You keep the title to your home.
- There is no required monthly mortgage payment on most of these loans, but you still pay property taxes and homeowner's insurance and keep up the home. Some lenders let you make optional payments. Ask.
- The loan is paid back later, usually when the home is sold or the last borrower passes away or moves out for good.
- The balance grows over time and your equity goes down.
Who may look at one
- Your home is worth more than the FHA limit.
- You want more than a HECM would give.
- Your home is a condo or another home type that a HECM does not allow.
Tradeoffs to weigh
- Interest rates and fees are set by each lender, so they may be higher or lower than a HECM.
- Less equity may be left for your family.
- Line of credit rules can be different from a HECM.
- Many lenders need a large amount of equity in the home. Ask what they require.
- You still meet with an independent counselor first.
California steps still apply
California's reverse mortgage law covers reverse loans in general. Before a final application you get the counseling notice and a list of at least 10 HUD-approved counseling agencies. You cannot be charged fees or sign a final application until 7 days after your counseling. A lender cannot require you to buy an annuity.
Compare in writing
Ask for the written cost table (the total yearly cost of the loan at 0%, 4% and 8% home growth, over 2 years and your expected lifetime). It lets you compare loans side by side. We show you every fee up front.

Frequently asked questions
- Is a jumbo reverse mortgage the same as a jumbo HECM? People use both names, but a HECM is FHA-insured and a jumbo reverse mortgage is not. It is a private loan.
- How much can I borrow? It depends on the lender, your age, your home's value, your equity, and the rate. We will not guess here. We show you real numbers in writing.
- Does it cost more than a HECM? It can be different. There is no FHA insurance, but rates and fees are set by each lender. Compare the written cost tables.
- Do I need counseling? Yes. California's counseling steps apply to reverse loans in general, and these lenders expect it.
